How We Price Work

Contracting work is priced per job, because no two properties are the same. Equipment size, existing conditions, access, ductwork, electrical capacity, and permit requirements all move the number. What we publish below are our standard service rates, which are fixed, and starting price ranges for installed work, which are not.

The written contract you sign is what governs your job. The rates below are our standard published prices; where a signed proposal or contract states a different price or term, that contract controls.

Our commitment on every job:

• Estimates are free and provided in writing before any work begins.
• No work starts without your written approval of the price.
• You are never billed more than the approved amount without a signed change order describing the additional work and its cost.
• No hidden fees. Permits, disposal, and materials are itemized on your estimate, not added later.

HVAC Service & Repair

What the $125 covers: coming out to your property and the initial troubleshooting to identify what is wrong. If the work takes additional time beyond that, labor continues at $100 per hour.

The service call fee pays for the troubleshooting itself and is charged whether or not you proceed with the repair. It is charged in addition to the cost of any repair you approve.

Starting Prices

Installation pricing includes equipment, labor, standard materials, startup, and testing. Every installation is quoted in writing after an on-site evaluation. The figures above are starting points, not estimates for your home.

What moves the price within these ranges:

• System size and efficiency rating (SEER2) required for your home
• Single-zone vs. multi-zone for ductless systems
• Condition of existing ductwork: repair, sealing, or replacement
• Electrical service capacity and any panel or circuit work required
• Line set length and routing, and condenser placement
• Removal and disposal of existing equipment
• Permits and county inspection fees
• Whether the work includes a furnace, air handler, or full system changeout

Manufacturer rebates and utility incentives: we identify any you qualify for and apply them to your quote.

Site Work & Excavation

Quoted per project after a free on-site estimate. Pricing depends on scope, soil and rock conditions, access, haul-off volume, and permitting, which is why we look at the property before giving you a number.

Services include grading, excavation, drainage and French drains, and driveway and gravel work.

Rock, groundwater, buried debris, and undisclosed conditions discovered during excavation require a signed change order before work continues.

Hauling & Disposal

Quoted per job after a free estimate, based on volume and material type. Send us photos or we'll come look.

Collection near residential structures in Montgomery County is limited by County Code § 48-21(b) to 7:00 AM – 9:00 PM (9:00 AM start Sundays and federal holidays).

Snow & Ice Management

Quoted per property after a free site review. We offer both seasonal contracts, which cover the full season at a fixed price regardless of snowfall, and per-event service billed each time we come out.

Seasonal contracts are priced on risk pooled across the full season: you pay the same in a heavy winter as in a light one.

Payment

• Accepted: Visa, Mastercard, American Express, Discover, ACH bank transfer, check, and cash.
• Service calls: payable on completion.
• Installation and project work: the deposit and payment schedule stated in your signed contract apply. Where a contract is silent, a 30% deposit is due at signing.
• Maryland home improvement work: by law, we cannot accept a deposit or any payment until the contract is signed by both parties and you have a signed copy. We will not send a payment link before then.
• Past-due balances accrue the service charge stated in your contract, or 1.5% per month (18% annually) where your contract is silent.

Prices Subject to Change

Published rates may change with notice. A price change never affects a contract you have already signed. The price quoted in your written estimate is locked for 30 days and does not change once you sign, except by signed change order. Equipment pricing is subject to manufacturer increases on quotes older than 30 days.
